Each Waterways neighborhood is designed with its own unique character and charm. Here, you’ll find a wide selection of interconnected neighborhoods, convenient access to community amenities, and homesites with lagoon, park, and wooded views.

Waterways currently has 6 different neighborhoods within the gates all with their unique charm.  In 2021 Waterways will be releasing the Red Bird Marsh Front Lots as well as a planned section north of the existing Lakewood Neighborhood offering both interior and lagoon frontage homesites.

Long Creek

Parkway South

This neighborhood features distinctive waterfront homesites for estate homes, each enhanced by access to the beauty of Grand Lagoon and our coveted waterfront lifestyle right from your own private dock.

Neighborhood Features Include:

Direct access to the peaceful ambiance and assortment of recreational activities available at Grand Lagoon – canoeing, kayaking, paddle boarding, and fishing on our Bill Dance Signature Lake.

Only a casual walk or bike ride to popular locations including the Ridgewood Amenity Center, The Community Gardens, The Events Lawn, and Hawk Island Boathouse.

The Enclave

The Enclave features estate homes amongst a breathtaking canopy of ancient oaks, magnolias, holly, and coastal pine that sets Waterways apart from so many other communities. It is truly its own little island sanctuary—completely encircled by the peaceful waters of our freshwater lake known as Grand Lagoon—bringing its residents a tranquil setting as well as a sense of privacy and exclusivity. Access to the neighborhood is by means of a handsome, rustic wooden bridge over Grand Lagoon, and many homesites have direct waterfront access while others enjoy backyards bordering our spectacular and peaceful nature preserves.

Ridgewood Park

In Ridgewood Park, we’ve created an intimate village of charming low country homes while protecting the native environment and existing landscape. Here you’ll find cottage-style homes with wooded, preserve, and park views. Located in the heart of the neighborhood is a two-acre park of oaks and mature pines that features a playground and community garden comprised of 24 garden plots available for resident use. The neighborhood also features Trellis Park for casual neighborhood gatherings, and the Ridgewood Amenity Center for swimming, exercising, and celebrating with neighbors.

Lakewood

An intimate village within the Waterways community, Lakewood offers stately wooded and waterfront homesites and a unique lifestyle centered around water and nature. Here, low country cottage-style homes exude southern character, and neighbors gather on front porches on Tuesday evenings. Rows of tree-lined streets give the neighborhood a timeless feel that harkens back to a simpler era, and a 3-block park provides a charming route for all its residents to access the banks of our Bill Dance Signature Lake. Our waterfront pavilion on these banks is the perfect place to relax, or even to launch a canoe or kayak. It’s a haven for those passionate about living.

Village Center at Waterways Townhomes

The addition of townhomes to Waterways combines the luxury of waterfront living with the vibrancy of our Waterways community lifestyle. We hope for this development to become the heartbeat of our community, and we look forward to welcoming residents who may not be looking for a full-sized home and lot, but rather prefer a townhome space.  Townhome construction began this April and delivery dates on the 67 total units are expected later this year. There will be a combination of sizes, the largest being three-bedroom, two-bathroom, with a two-car garage, and prices will range between $220,000 and $240,000.

Gated Entry

Our private gated entry makes a grand statement with its white painted brick exterior and gas lanterns that complement the understated elegance of this coastal region. With its state-of-the-art access technology and visitor management system, residents feel relaxed and secure.

 

Ridgewood Amenity Center

Central to all of the Waterways neighborhoods, the Ridgewood Amenity Center features a junior Olympic swimming pool, fitness center, and a screened pavilion with outdoor fireplace and gourmet grill.

 

The Grand Lagoon

Our numerous lakes are beautiful, recreational havens that wind through the diverse habitat of our coastal uplands.  Residents enjoy over five miles of navigable waterways that are perfect for kayaking, paddle-boarding, and fishing. Our Bill Dance Signature Lake provides a championship fishing experience right in your own backyard.

 

The Events Lawn

The Events Lawn in Ridgewood Park features a natural, grassy amphitheater, and provides the perfect setting for movie nights under the stars and concerts in the park. With Bocce Ball, Grass Volleyball, and Basketball, there’s plenty to do here.

 

Walking & Biking Trails

At Waterways, all of our neighborhoods are connected not only by the water, but also by our multipurpose paths which are perfect for bikers and pedestrians alike. Residents enjoy walking the dog after dinner and morning bike rides with neighbors.

 

Waterwags Dog Park

Pets are part of the family at Waterways, and our Dog Park is an ideal place to enjoy nature… whether you have two legs, or four!

Waterwags Dog Park is an almost acre-sized, dedicated space for residents’ dogs to explore the outdoors and play with neighboring pups. The park is fenced-in and is equipped with benches and water fountains to ensure dogs are hydrated, and owners and dog walkers can take a seat and relax.

 

Community Gardens

For healthy living, Waterways offers residents the opportunity to grow fresh vegetables, flowers, and herbs. Located in Ridgewood Central Park, the community garden provides 24 plots for resident use. Our Garden Club provides an opportunity for learning and friendship.

 

Lakewood Amenity Center

Central to all of the Waterways neighborhoods, the Lakewood Amenity Center features an outdoor fire pit, along the banks of the lagoon.  Residents have kayak and paddleboard storage along with a year round gathering spot for special events.

Marina Village- Dry Stack Now Open!

Soon to be the heartbeat of Waterways, the Waterways Marina features both drystack storage and wetslips for boats up to 35 feet. Located on Redbird Waterway, the Marina will have direct access to the Intracoastal Waterway, the Great Ogeechee River, and the Atlantic Ocean.  Featuring dry slip storage, a ship store, and fueling and launching facilities, Waterways residents will have all they need for endless adventure.

 

Opening in February of 2021

The Cottenham Exchange

Not an ordinary community clubhouse, Waterways plans for two 4,500sq.ft. Pools and a state-of-the-art fitness facility amongst panoramic views of marshes, ancient oaks, and gardens. With a snack bar, general store, kid’s zone, retail shops, and a casual place to grab a cup of coffee, Cottenham Exchange will be the perfect place to enjoy the unique soul of Waterways.
